General Overview

Our goal is to unlock your

  • Thoroughly clean whole house (vacuum carpet, mop hard floors, clean countertops, clean windows)
  • Turn on all overhead lights and lamps
  • Replace all burned out light bulbs
  • Use bulbs of the same temperature
  • Turn off all ceiling fans
  • Turn off all Televisions
  • Turn off all computer screens
  • Open all blinds and window treatments
  • Make all beds
  • Remove small floor rugs to reveal actual flooring
  • Put away all clothing, shoes and jackets
  • Organize closet, fold clothes, straighten hangers and shoes

Front of house

The front of

your home

should say "Welcome!"

  • Remove cars from driveway and front of home
  • Close garage doors
  • Clean up landscaping (mow, trim shrubs, clear leaves)
  • Remove empty and unsightly planters
  • Brush away cobwebs from eaves, door frames and windows
  • Coils or roll up hoses
  • Remove all toys and sports equipment unless it is part of the staging

Backyard

  • Cut grass, trim hedges and deadhead flowers
  • Clean and power wash the porch or patio
  • Straighten up outdoor tables, chairs & cushions
  • Pillows & cushions should be fresh and clean and not faded
  • Clear out all kid's toys unless part of staging
  • Clean pool and remove toys
  • Remove pool vacuum cleaner hose
  • Put away pool cleaning supplies
  • Turn on pool fountains and any water features
  • Remove visible water hoses
  • Remove trash cans

Kitchen

There are two rooms that sell a house - one is

the kitchen!

  • Clean and put away all dishes - leave no dishes in the sink or on the counter
  • Clear counter tops completely and remove knife blocks, baking supplies, mail, etc., unless part of staging
  • Leave out only one small appliance (attractive mixer or coffee maker)
  • Remove ALL magnets, papers, photos, etc., from the refrigerator
  • Remove garbage cans
  • Mop floors

Dining Room

  • Clear table, dust and polish the table top
  • Use decorative place setting if available
  • Feature one center piece such as flowers
  • Straighten all chairs and space them evenly
  • Remove child seating, highchairs and booster chairs

Living, Family &

Great

Rooms

  • De-clutter the entire room
  • Remove stacks of magazines, papers, mail, etc.
  • No more than 5 items should remain on the fireplace mantel
  • Clean out the fireplace and re-paint if necessary
  • Fluff and arrange pillows
  • Remove all kid's toys and personal items

Master Bedroom

This room should feel like

an oasis ~

inviting and peaceful.

  • Make bed and arrange decorative pillows and shams if available
  • Press bed linens and bed skirts
  • Clear nightstands of all personal items (suggest keeping a basket to stash and slide personal items under the bed)
  • Put away phone, laptop, tablet and charging cables
  • De-clutter top of dressers
  • Clean under the bed and remove items that may appear in the photos

Children Bedroom

  • Remove personalized names from walls
  • Remove wall stickers and posters
  • Remove diaper genies and personal items
  • Clean under the beds and cribs and remove items that may appear in the photos

Bathroom

  • Clear counter tops completely.
  • Remove all soaps, toothbrushes, medications, deodorant, etc.
  • Remove shampoo, soap, loofahs, etc. from showers and tubs
  • Remove dirty towels - leave out only new, unused towels
  • Put toilet seats down
  • Remove all floor mats and rugs

Laundry Room

  • Remove all laundry, soaps and hangers
  • Wipe down and clean surface of washing machine and dryer
  • Mop floor

Pets

We love our

furry family members, too!

  • Remove food and water bowls
  • Put away pet beds and toys
  • Vacuum furniture to remove pet hair
  • Take pets with you during showings or contain them in a crate
  • Clear back yard of pet waste and toys

Painting

Exterior - Chipping paint is an indication that the house needs to be repainted.


Interior - Any room that stands alone from the rest of the home is an indication that it needs to be repainted to a neutral color


Please consult with your Realtor to determine if painting is needed. Referrals are available upon request.

We look forward to taking photos of your home and want the photos to be the best they can be! This requires effort and cooperation of the Homeowner, Realtor and Photographer to ensure an outstanding online presence when your home is actively listed on the IMLS and goes live on the market.


Although we would love to help you style and design your home, we unfortunately do not have the expertise necessary to do so. When we arrive to take photos of your property, we ask that all staging and cleaning be done prior to our arrival. To efficiently maintain a busy schedule and deliver the level of service our clients expect, we can not spend time at the home waiting for it to be cleaned and de-cluttered.

Please review the above suggestions for preparing your home, and note that we are not able to participate in the duties listed below while photographing your home:

  • Move or re-arrange furniture
  • Make beds, clean, dust or de-clutter
  • Pick up toys or yard items
  • Remove personal bathroom supplies (shampoo, toothbrushes, deodorant, soiled towels, etc.)
